When is the best time to Sell?
February is the month that your property has the best chance of selling. So if you’re considering it, now is the time!
Based on current research, conducted on a wide scale, this month is a highly promising time to achieve a sale. Disregarding 2020’s figures, due to the effects of the pandemic, the analysis covers millions of properties since 2012. Approximately two-thirds (around 66.4%) of homes listed within the month of February successfully find a buyer, taking 51 days on average. Findings also presented that the number of buyers contacting agents, regarding the latest homes for sale, has increased by 8% in 2024. There is certainly an increased interest and acceleration in the market, with an 11% increase on new listings this year, proving that 2024 has had a positive start. Moving into next month there remains a similarly promising prospect for selling. March is the second best month, behind February, for securing sales and is expected to generate more activity in the market. It is known that Spring is the prime time to sell but both February and March have proved to be even more popular based on past data. From now until early summer the market is optimistic so we suggest home sellers take advantage of the opportunity. The less time your property is on the market, the higher the likelihood it is of securing the desired price for your property. This further diminishes the chances of reducing the price of your property if it was to remain on the market for an extended period of time.
