Brampton is a strong lettings market. Proximity to Hinchingbrooke Hospital, Huntingdon Station and the A14 keeps the renter pool active and the void periods short. The risk for landlords is being managed by an agency that treats your property as a number on a portfolio, not a home with real tenants in it. That's how avoidable problems compound: missed gas safety checks, slow maintenance response, tenants who don't renew because they can't reach anyone.
We're a smaller, deliberately limited managed portfolio. That means we know every tenant by name, every boiler model and every roof issue. When a tenant rings the out of hours line at 11pm because the heating is out in February, we know which contractor to send and how quickly the property can be warm again. When a Section 13 rent review is due, we've already pulled market rent comparables for the same street.
And we're in Brampton itself, not a satellite office in Cambridge or Peterborough. Inspection visits happen on the way past on the school run. Viewings can often be slotted into evenings or Saturdays. Maintenance contractors are local people we actually know, not a national subcontracting chain. Section 21 was abolished on 1 May 2026. All new tenancies are now open ended periodic tenancies under the Renters' Rights Act 2026, with mandatory grounds for possession, the Decent Homes standard, and Section 13 rent reviews replacing the old fixed term renewal model. We've been preparing for this for two years; every tenancy we draft, every rent review, every notice now uses the post Act framework, and we write to all managed landlords whenever there's a substantive change to the regime.

I would highly recommend Villager homes they have been incredible. I viewed a house spontaneously and it was the one for us. They have always been attentive and understanding when we wanted to view a second time. They kept us informed throughout the whole process and were incredibly kind. I worked closely with Ana, and would recommend her to anyone looking purchase within Huntingdon and Brampton. They also work closely with an amazing Mortage broker who despite my circumstances were able to find a solution. For the last 17 years I have rented a property via the RAF Alconbury Housing Office. Recently they ceased their partnership program and, in a very short period of time, I needed to find an agent to manage the house moving forward. Villager Homes have provided me with a truly wonderful service: co-ordinating the previous tenants move out; organising tried, tested and exemplary tradesmen to conduct thoughtful and thorough maintenance; advertising the property on multiple channels leading to much interest and new tenants within a matter of weeks. Their subsequent move in was managed wholly by Villager Homes – updates, paperwork and finances provided but a truly hands off experience - I live 100 miles away and knowing the property and the tenants’ requirements are looked after so effectively provides great peace of mind. Kye and Fiona have personally put in a supreme effort and a great deal of hard work. I couldn’t be happier with Villager Homes management approach and the relationship that has developed. My only regret is I should have asked them to manage the property years ago.

Yes. Section 21 was abolished on 1 May 2026 and the periodic tenancy regime is now the default for all new ASTs. Every tenancy we set up uses the post Act framework: open ended periodic tenancies, Section 13 rent reviews, the new mandatory grounds for possession, and the Decent Homes standard. We update all clients in writing when the rules change.
Only what the Tenant Fees Act 2019 explicitly permits: a holding deposit of one week's rent (offset against the first month), a security deposit (capped at five weeks' rent for rents under £50,000/year), and the first month's rent. No application fees, no admin fees, no referencing fees, no check in or check out fees.
We use the DPS Custodial Scheme. The deposit sits with the government backed scheme, not with us, for the duration of the tenancy. Both landlord and tenant get the prescribed information within 30 days of tenancy start, as required by the Housing Act 2004.
Most correctly priced Brampton rentals are let within 2 to 4 weeks of listing. Family homes near Brampton Village Primary School go fastest; bedsits and small flats take longer. We run viewings in clusters where possible so you choose between candidates rather than committing to the first applicant.
