The Brampton estate agent that's actually in Brampton.

Brampton is the kind of village where the cul-de-sac matters, the school catchment matters and the lane that floods in February matters. Estate agents based in Huntingdon, St Neots or Cambridge can get a lot right from a distance, but they won't know which builders did the well regarded extensions on Buckden Road, why a 1970s detached on one cul de sac sells faster than the same house two streets away, or which buyers are actively waiting for a specific kind of property.

We sit on the High Street. Our director walks past most of the homes we sell on the school run, recognises the neighbours, and is on first name terms with the gas engineer who'll be up the ladder at the gas safety check. That depth of local context is the reason Brampton sellers in particular instruct us. It's also what makes the difference between “asking price” and “what the right buyer will actually pay”.

Practically, that local rootedness shows up in three places: valuations (we work from your road, not a postcode average), applicant matching (we know which of the 3,000+ buyers on our register have been waiting specifically for a Brampton home), and progression (we know the solicitors, surveyors and chain dynamics that move Brampton sales from STC to completion without drift).

We had a really positive experience selling our property with Villager Homes. From the start, their communication was excellent, we received regular, honest updates and useful feedback throughout the entire process. They did a fantastic job presenting our home. The photos were high quality and really highlighted the best features of the property, and it was clear they took the time to properly understand the house ahead of viewings. What really stood out is that, unlike many estate agents who tend to go quiet unless there’s a viewing, Villager Homes genuinely delivered on their promise to be proactive. We always felt informed and supported, not left wondering what was happening. After the sale was agreed, Ana in particular went above and beyond. She worked incredibly hard to keep us updated on everything happening across the chain, especially during times when communication from other parties was slow or unclear. That made a huge difference and really helped reduce the stress. Overall, we were really pleased with the experience. The whole team were friendly, professional, and consistently went the extra mile to help wherever they could. We’d highly recommend them.

I would highly recommend Villager homes they have been incredible. I viewed a house spontaneously and it was the one for us. They have always been attentive and understanding when we wanted to view a second time. They kept us informed throughout the whole process and were incredibly kind. I worked closely with Ana, and would recommend her to anyone looking purchase within Huntingdon and Brampton. They also work closely with an amazing Mortage broker who despite my circumstances were able to find a solution. Definitely a 5* service, for villager homes, Ana and their close relationship with SJR Mortgages. Great work!

For the last 17 years I have rented a property via the RAF Alconbury Housing Office. Recently they ceased their partnership program and, in a very short period of time, I needed to find an agent to manage the house moving forward. Villager Homes have provided me with a truly wonderful service: co-ordinating the previous tenants move out; organising tried, tested and exemplary tradesmen to conduct thoughtful and thorough maintenance; advertising the property on multiple channels leading to much interest and new tenants within a matter of weeks. Their subsequent move in was managed wholly by Villager Homes – updates, paperwork and finances provided but a truly hands off experience - I live 100 miles away and knowing the property and the tenants’ requirements are looked after so effectively provides great peace of mind. Kye and Fiona have personally put in a supreme effort and a great deal of hard work. I couldn’t be happier with Villager Homes management approach and the relationship that has developed. My only regret is I should have asked them to manage the property years ago.

Common questions about selling in Brampton.

  • Are you actually based in Brampton?

Yes. Our office is at 22a High Street, Brampton, PE28 4TH. We're the only independent estate agent headquartered in Brampton village itself; most agents marketing Brampton homes are based in Huntingdon, St Ives or further afield. Being on the High Street means walk in viewings, in person valuations the same week, and faces buyers and sellers actually recognise.

  • What areas around Brampton do you cover?

Everywhere within roughly 12 miles of our Brampton office. That means the Hemingfords, Houghton, Hartford, Godmanchester, Buckden, Hinchingbrooke, Hilton, Alconbury, Alconbury Weald, Kimbolton and the smaller villages and hamlets in between. We publish full area guides for the 13 villages we sell most in.

  • How long do houses take to sell in Brampton?

Most correctly priced Brampton homes go under offer within 4 to 6 weeks of listing in normal market conditions, with completion 8 to 12 weeks after that. Brampton has consistent demand, particularly from families relocating in for Brampton Village Primary School and Hinchingbrooke Secondary, so well photographed period homes and properties under £500k often agree faster.

  • What's the average house price in Brampton?

Around £420,000 across recent sales, though the spread is wide. Small period terraces near the High Street sit well below that figure while detached homes on the village edges and properties in the Brampton Park area sit well above it. We provide sold price comparables specific to your road as part of every in person valuation.

  • Do you only sell properties in Brampton?

No, we sell across the patch. But Brampton is our home village and we specifically know the streets, the school catchments, the lane that floods in February, the cul de sacs where children play out, and which builders did the well regarded extensions on Buckden Road. That depth of local knowledge is the reason Brampton sellers in particular instruct us.

  • How do I book a free valuation in Brampton?

Use the Book a Valuation link on this page, call 01480 436161 or email hello@villagerhomes.co.uk. We'll walk the property properly, usually within 3 to 5 working days, and give you a written valuation, comparable evidence, marketing plan and total first year cost. No charge and no obligation to instruct us afterwards.

  • Are you regulated?

Yes, and deliberately over regulated for the size of business we are. We're members of The Property Ombudsman, Trading Standards Approved, hold Client Money Protection via Client Money Protect (CMP), and protect tenancy deposits with the DPS Custodial Scheme. Company number 08965831, registered in England and Wales.

  • How are you different from Savills, Harvey Robinson or Lennon James?

Savills is a national brand whose Brampton coverage is part of a much larger national operation. Harvey Robinson and Lennon James are well regarded Huntingdon agencies but neither is headquartered in Brampton. We're the only independent agent whose physical office, register and director walk Brampton High Street every day. For a Brampton sale that's a meaningful difference; for a sale in Huntingdon or further afield, the choice is fairer.
