The tool uses a £/sqm anchor for each village (derived from current sold price averages) and multiplies it by simple coefficients for property type, age and condition. The result is shown as a ±10% range to reflect honest uncertainty.

It doesn't know about your kerb appeal, your plot size, the state of your roof, whether the kitchen extension has Building Regs sign off, or what comparable homes on your road actually sold for last month. A real valuation needs the property to be walked, with the sold price comparables for your exact street in front of us.

The fine print.

  • How accurate is this estimate?

    Within ±10% of the midpoint is the honest answer for typical mid market homes in average condition. Outliers (homes needing major renovation, listed properties, very large plots, exceptional kerb appeal) will be further off. The estimate is intentionally conservative; better to be slightly under than artificially inflated.

  • Why isn't my exact road covered?

    The tool uses village level anchors rather than road level pricing because road level differences need professional judgement, not coefficients. Premium roads within each village (e.g. period properties around Brampton Park, riverside in Hemingford Grey) typically sit 10 to 20% above the village average; modest streets often sit below. We resolve this in person.

  • Can you valuate properties outside the 13 villages?

    Yes, for an in person valuation. The instant tool is limited to the villages we publish dedicated anchors for. For other locations within roughly 12 miles of our Brampton office, book a free visit instead.

  • Is my data saved?
