A Godmanchester estate agent that knows the streets, not just the postcode.

Godmanchester is a town of listed cottages, Georgian fronts, riverside homes and a careful mix of newer builds, and they are not one market. A timber framed cottage near the Chinese Bridge, a family home in the Bridge Academy catchment and a modern house on the edge of town each attract a different buyer at a different price. An agent who works from a town wide average will under sell some of them.

We price from your road and your buyer. We know why a home on the Causeway or backing the Meadows carries a premium, why the town keeps such a settled population, and which buyers are actively looking for the period character that Godmanchester does better than almost anywhere in the patch. That detail is the difference between an asking price and what the right buyer will actually pay.

Practically, our local knowledge shows up in three places: valuations (comparable evidence from genuinely similar Godmanchester sales, not a Huntingdon average), applicant matching (we know which buyers on our register are waiting for a Godmanchester home), and progression (we chase chains weekly so sales move from STC to completion without drift).

Since 2015 we've sold 5 times and bought once with Kye. Always a pleasure and each sale he and his team have always been able to create a win-win for both seller and buyer, maximizing the sale price while ensuring the buyer knows they have the best deal possible.

Even as the buyer, Villager Homes were great at communication, giving me updates on progress whenever they could. This was great reassurance after a very long and frustrating process. I really appreciate Gail’s efforts contacting me and being proactive with chasing for updates.

We had a really positive experience selling our property with Villager Homes. From the start, their communication was excellent, we received regular, honest updates and useful feedback throughout the entire process. They did a fantastic job presenting our home. The photos were high quality and really highlighted the best features of the property, and it was clear they took the time to properly understand the house ahead of viewings. What really stood out is that, unlike many estate agents who tend to go quiet unless there’s a viewing, Villager Homes genuinely delivered on their promise to be proactive. We always felt informed and supported, not left wondering what was happening. After the sale was agreed, Ana in particular went above and beyond. She worked incredibly hard to keep us updated on everything happening across the chain, especially during times when communication from other parties was slow or unclear. That made a huge difference and really helped reduce the stress. Overall, we were really pleased with the experience. The whole team were friendly, professional, and consistently went the extra mile to help wherever they could. We’d highly recommend them.

We had a very positive experience with Villager Homes in the process of looking to buy our home, Jack especially was very responsive and accommodating, we would highly recommend villager homes.

I would highly recommend Villager homes they have been incredible. I viewed a house spontaneously and it was the one for us. They have always been attentive and understanding when we wanted to view a second time. They kept us informed throughout the whole process and were incredibly kind. I worked closely with Ana, and would recommend her to anyone looking purchase within Huntingdon and Brampton. They also work closely with an amazing Mortage broker who despite my circumstances were able to find a solution. Definitely a 5* service, for villager homes, Ana and their close relationship with SJR Mortgages. Great work!

Common questions about selling in Godmanchester.

  • Do you cover Godmanchester?

Yes. Godmanchester is one of the towns we sell and let in most often, a few minutes from our office at 22A High Street, Brampton. We cover the whole town and PE29, from the listed cottages around the centre through to the riverside homes and the newer developments. We're an independent Huntingdonshire agent, not a national chain.

  • What's the average house price in Godmanchester?

Around £335,000 across recent sales, a clear premium over Huntingdon proper, reflecting the period character and the limited new build stock. Riverside homes and listed period properties around the centre command notably higher prices. We provide sold price comparables specific to your road as part of every in person valuation.

  • How long do houses take to sell in Godmanchester?

Most correctly priced Godmanchester homes go under offer within 4 to 6 weeks of listing in normal market conditions, with completion 8 to 12 weeks after. Demand is consistent, the town tends to attract buyers who stay for decades, so well presented period homes and properties near the Meadows often agree faster.

  • Why do buyers want to live in Godmanchester?

Godmanchester has one of the strongest senses of identity of any small town in Cambridgeshire: riverside meadows, the Chinese Bridge, timber framed and Georgian period homes, and a real community feel rather than a commuter dormitory. It also has the easiest commute in the area, with Huntingdon Station under 10 minutes away.

  • How far is Godmanchester from Huntingdon and Cambridge?

Godmanchester sits immediately south of Huntingdon, separated only by the Great Ouse, so Huntingdon Station is under 10 minutes by car with London King's Cross around 50 minutes by train. Cambridge is about 25 minutes by car via the A14, which makes the town popular with buyers working on the Cambridge tech corridor.

  • How do I book a free valuation in Godmanchester?

Use the Book a Valuation link on this page, call 01480 436161 or email hello@villagerhomes.co.uk. We'll walk the property properly, usually within 3 to 5 working days, and give you a written valuation, comparable evidence, a marketing plan and your total first year cost. No charge and no obligation to instruct us afterwards.

  • Are you regulated?

Yes, and deliberately over regulated for our size. We're members of The Property Ombudsman, Trading Standards Approved, hold Client Money Protection via Client Money Protect (CMP), and protect tenancy deposits with the DPS Custodial Scheme. Company number 08965831, registered in England and Wales.
