Charged once per tenancy when a tenant moves in, regardless of tier. It covers every step required to take your property from instruction to keys handed over.
A handful of items aren't in our management fee because they're either optional or paid to third parties (your gas engineer, your electrician, the certificate issuer). We arrange them at cost and never mark them up.
Optional insurance that covers rent if a tenant defaults and pays for legal action if you need to take possession. Sensible for any landlord without deep cash reserves.
Required before marketing. Valid for ten years. We can arrange a domestic energy assessor visit for £95 + VAT if your existing certificate has expired or you don't have one.
Required annually. Carried out by a Gas Safe registered engineer; we'll book and chase the appointment on Fully Managed properties at cost.
Required every five years. We can arrange a qualified electrician at cost, typically £180 to £250 + VAT depending on the size of the property.
A working smoke alarm on every storey and a CO alarm in every room with a fuel burning appliance, tested on the first day of the tenancy. We'll fit and test as part of check in if any are missing.
When a tenancy renews under Tenant Find, a single renewal admin fee of £150 inc VAT applies. Under Rent Collection and Fully Managed, renewals are included.
If you live nearby, have time to take tenant calls, and are comfortable with compliance dates, Tenant Find keeps your costs lowest. If you want the rent reliably in your account each month without doing the chasing, choose Rent Collection. If you'd rather not think about any of it (including the 1 May 2026 Renters' Rights Act changes) Fully Managed is the right answer.
It covers everything required to take your property from instruction to a signed tenancy: photography and floorplan, listing build on Rightmove and the other major portals, the chosen tenant's referencing, Right to Rent immigration checks, tenancy agreement drafting, the inventory and check in report, and deposit registration with the DPS Custodial Scheme. It's paid once per tenancy, not per year.
Yes. We often start landlords on Rent Collection and step them up to Fully Managed once they've been through one tenancy cycle and decide they'd rather not deal with maintenance calls. Switching mid tenancy is straightforward; we just put a service level addendum in place.
No. Our management agreement runs alongside the tenancy and can be terminated with two months' written notice. We don't charge withdrawal fees if you want to switch agents; we'd rather you stayed because you want to, not because you have to.
Always. We carry out the legwork (referencing, credit checks, prior landlord references) and we present a shortlist of suitable applicants with a recommendation. The final yes or no is yours.
From 1 May 2026, fixed term assured shorthold tenancies are abolished. Every new and existing tenancy becomes an assured periodic tenancy. Section 21 'no fault' eviction notices can no longer be served; possession requires a valid Section 8 ground. Rent can only be increased once per twelve months via a Section 13 notice. Landlords must give existing tenants an information sheet and an updated written statement within one month of the change. On Fully Managed, we handle the entire transition for you, including drafting the new statements and serving any notices.
No, but we recommend it and can arrange cover through a panel of established providers. It's typically £150 to £300 a year and pays out missed rent plus legal costs if you need to take possession; well worth it given the new longer arrears thresholds under the Renters' Rights Act.
Under Tenant Find, you handle the check out yourself. Under Rent Collection and Fully Managed we conduct a check out inspection against the original inventory, agree any deductions with the tenant, return the deposit, and (on Fully Managed) prepare the property for remarketing.
