What it costs to sell or let through us. Sales, lettings, tenants and the lot. No upfront costs, no withdrawal fee, no mark up on maintenance, no hidden renewal charges. All figures plus VAT.

Sales fees.

Sole agency

1.0% to 1.5% + VAT

of the agreed sale price

The standard instruction. We're your single appointed agent for an agreed period (usually 8 to 16 weeks). Lower percentage because there's less marketing duplication and you're committed for the tie in period.

Multi agency

1.5% to 2.0% + VAT

You instruct us alongside one or more other agents. Higher percentage reflects the wider exposure and the fact only the agent who finds the buyer gets paid. Useful for unusual properties or sluggish chains.

The exact percentage is agreed at valuation and depends on property value, complexity and instruction type. There's no marketing fee, no photography fee and no withdrawal fee within standard sole agency terms. We get paid only if your property actually sells.

All three tiers include a one off setup fee of £795 + VAT (covers inventory, EPC liaison, deposit registration, AML and tenancy paperwork). No mark ups on maintenance. No renewal fees when periodic tenancies roll on.

What tenants pay (and don't).

Tenants do pay

  • Holding deposit: one week's rent (offset against your first month's rent)
  • Security deposit: capped at five weeks' rent (for rents under £50,000/year)
  • First month's rent in advance

Tenants don't pay

  • Tenancy renewal fees

These caps are set by the Tenant Fees Act 2019. We do not, and legally cannot, charge tenants anything else.

Buyers pay nothing. Ever.

We don't charge buyers viewing fees, registration fees, application fees, or any other charge. The seller's agent (that's us, when the property is on with us) is paid by the seller on completion. The only money you pay as a buyer goes towards the property itself, your solicitor, your survey, your mortgage and Stamp Duty.

Common questions about our charges.

  • Are there any upfront fees for selling?

    No. There's no marketing fee, photography fee, listing fee or any other upfront charge. Our sales fee is paid by the seller on completion, and only if your property actually sells. If the sale falls through, you don't pay us anything.

  • Do you charge a withdrawal fee?

    No withdrawal fee within our standard sole agency terms (typically 8 to 16 weeks). If you take the property off the market, you're free to do so without penalty. We do ask for written notice and a sensible reason. Most sellers withdraw because of a personal change of circumstances, not because of dissatisfaction.

  • What does the lettings setup fee cover?

    £795 + VAT, one off, covers the inventory and check in report, EPC liaison if a new one is needed, deposit registration with the DPS, AML (Anti Money Laundering) checks on you as landlord, the AST drawn up under the Renters' Rights Act 2026 framework, and all tenant onboarding paperwork. It's payable on the day a tenancy starts, not before.

  • Do you mark up on maintenance?

    No. We use vetted local contractors and pass through their invoices at cost. We don't take a percentage on top, and we don't run an in-house maintenance company. You see the contractor's invoice; you pay what the contractor charged.

  • Are there hidden renewal fees on tenancies?

    No. Under the Renters' Rights Act 2026 all tenancies are open ended periodic from day one, so the old practice of charging a renewal fee at the end of each fixed term no longer applies. We don't charge anything for converting an existing fixed term tenancy into a periodic one when its term ends.

  • Are buyers charged anything?

    Never. Our sales fee is paid entirely by the seller. We don't charge buyers viewing fees, registration fees, application fees, or any other charge.

  • What fees do tenants pay?

    Only what the Tenant Fees Act 2019 explicitly permits: a holding deposit of one week's rent (which is offset against your first month's rent), a security deposit (capped at five weeks' rent for rents under £50,000 per year), and the first month's rent in advance. No application fees, admin fees, referencing fees, check in or check out fees.

  • Is there VAT on top of these figures?

    Yes. All percentages and the setup fee are stated plus VAT (currently 20%). Your invoice will show the net fee, VAT, and gross total.
