An independent that knows the patch, not a national brand with a Huntingdon postcode.

Huntingdon has more estate agents than most market towns its size: several large independents alongside the national chains. That's good for sellers: you can shop around, get multiple valuations, and pick the outfit whose approach matches your sale.

Where we fit in is at the more considered end. We take on fewer instructions than the larger Huntingdon agencies, which means more time per property: better photography, tighter applicant matching, weekly progression updates rather than fortnightly. For sellers who'd rather have one experienced person know their sale end to end than be one of many on a busy agent's board, that ratio matters.

And we're properly local. The director walks Huntingdon High Street, Godmanchester Causeway and Hinchingbrooke Country Park as part of normal life. We know which solicitors in Huntingdon respond inside 48 hours and which take 10 days, who the good local surveyors are, and which mortgage brokers actually answer the phone on a Friday afternoon. That practical knowledge is what moves a sale from accepted offer to completion without drift.

Practically, our Huntingdon coverage spans all PE29 and the western half of PE28: Huntingdon town, Hartford, Hinchingbrooke, Godmanchester, plus the villages that orbit the town from Buckden up to Alconbury. For each we publish a full guide covering schools, transport, market data and the local questions buyers actually ask.

Where people buy and sell in Huntingdon.

Huntingdon's average sold price sits around £305,000, but that single figure hides a wide spread. The town has more variety of housing stock than the villages around it, from compact terraces and converted apartments near the station up to four bedroom family homes on the edges, so the right asking price depends far more on which part of town you're in than on the headline average. These are the areas we're asked to value and sell in most.

Town centre & Market Square

Period terraces, converted apartments and townhouses within walking distance of the station and high street. The natural home for first-time buyers, downsizers and buy-to-let investors who want everything on foot.

Homes for sale in Huntingdon

Hartford

The riverside village on the town's eastern edge: mature trees, period cottages and established family homes. Consistently one of the most sought-after addresses in Huntingdon, and priced accordingly.

Hinchingbrooke

Family homes beside the country park and hospital, within the catchment of Hinchingbrooke School. Buyers pay a premium to be inside the catchment, so accurate, evidenced pricing matters here more than anywhere.

Hinchingbrooke area guide

Oxmoor & Sapley

North of the centre, a mix of post-war and later estates that make up much of Huntingdon's more affordable stock. Strong territory for first-time buyers and landlords chasing rental yield.

Rental homes in Huntingdon

Godmanchester

Across the Great Ouse, a historic town in its own right with Georgian frontages and riverside homes. Values run higher than central Huntingdon, with a distinct character of its own.

The Stukeleys & north

Great and Little Stukeley, Alconbury and Alconbury Weald sit just north of town with quick A1 and A14 access. Village living within ten minutes of the station and the town's amenities.

Even as the buyer, Villager Homes were great at communication, giving me updates on progress whenever they could. This was great reassurance after a very long and frustrating process. I really appreciate Gail’s efforts contacting me and being proactive with chasing for updates.

We had a really positive experience selling our property with Villager Homes. From the start, their communication was excellent, we received regular, honest updates and useful feedback throughout the entire process. They did a fantastic job presenting our home. The photos were high quality and really highlighted the best features of the property, and it was clear they took the time to properly understand the house ahead of viewings. What really stood out is that, unlike many estate agents who tend to go quiet unless there’s a viewing, Villager Homes genuinely delivered on their promise to be proactive. We always felt informed and supported, not left wondering what was happening. After the sale was agreed, Ana in particular went above and beyond. She worked incredibly hard to keep us updated on everything happening across the chain, especially during times when communication from other parties was slow or unclear. That made a huge difference and really helped reduce the stress. Overall, we were really pleased with the experience. The whole team were friendly, professional, and consistently went the extra mile to help wherever they could. We’d highly recommend them.

We had a very positive experience with Villager Homes in the process of looking to buy our home, Jack especially was very responsive and accommodating, we would highly recommend villager homes.

I would highly recommend Villager homes they have been incredible. I viewed a house spontaneously and it was the one for us. They have always been attentive and understanding when we wanted to view a second time. They kept us informed throughout the whole process and were incredibly kind. I worked closely with Ana, and would recommend her to anyone looking purchase within Huntingdon and Brampton. They also work closely with an amazing Mortage broker who despite my circumstances were able to find a solution. Definitely a 5* service, for villager homes, Ana and their close relationship with SJR Mortgages. Great work!

For the last 17 years I have rented a property via the RAF Alconbury Housing Office. Recently they ceased their partnership program and, in a very short period of time, I needed to find an agent to manage the house moving forward. Villager Homes have provided me with a truly wonderful service: co-ordinating the previous tenants move out; organising tried, tested and exemplary tradesmen to conduct thoughtful and thorough maintenance; advertising the property on multiple channels leading to much interest and new tenants within a matter of weeks. Their subsequent move in was managed wholly by Villager Homes – updates, paperwork and finances provided but a truly hands off experience - I live 100 miles away and knowing the property and the tenants’ requirements are looked after so effectively provides great peace of mind. Kye and Fiona have personally put in a supreme effort and a great deal of hard work. I couldn’t be happier with Villager Homes management approach and the relationship that has developed. My only regret is I should have asked them to manage the property years ago.

Common questions about selling in Huntingdon.

  • Where in Huntingdon are you based?

Our office is on Brampton High Street, two miles west of Huntingdon town centre. We cover Huntingdon, Godmanchester, Hartford, Hinchingbrooke and the surrounding villages from there. Most appointments (valuations, viewings, completion handovers) happen at the property itself, not the office, so the physical location matters less than you might think.

  • Are you Huntingdon's biggest estate agent?

No, and we don't try to be. Huntingdon is well served by larger agencies including Harvey Robinson, Lennon James, Peter Lane, Ellis Winters and the national chains. We're a deliberately smaller independent that takes on fewer instructions and gives each one more attention. If you want a national brand or the agent with the most instructions on Rightmove, we're not it. If you want a small team that knows your road, that's us.

  • What does it cost to sell a house in Huntingdon?

Our sales fee is tiered and agreed at valuation. There's no upfront cost and no withdrawal fee. We're paid on completion, only if your property actually sells. Typical Huntingdon sales fees in the market sit between 1% and 1.8% + VAT depending on property value and sole vs. multi agency. See /our-fees for the full breakdown.

  • How quickly will my Huntingdon property sell?

Most correctly priced Huntingdon homes go under offer within 4 to 6 weeks in normal market conditions, with completion 8 to 12 weeks after that. Family homes within walking distance of Hinchingbrooke School and the station typically move faster; investor friendly two bedroom terraces and the upper end of the market take longer.

  • What areas around Huntingdon do you cover?

All of Huntingdonshire and the bordering parts of Cambridgeshire: Godmanchester, Hartford, Hinchingbrooke, the Hemingfords, Houghton, St Ives, Buckden, Hilton, Alconbury, Alconbury Weald and Kimbolton. Plus the smaller villages and hamlets in between. We publish dedicated area guides for the 13 villages we sell most often in.

  • Do you do property valuations in Huntingdon?

Yes. Free, in person valuations across all PE29 and PE28 postcodes, usually within 3 to 5 working days of booking. You get a written valuation, sold price comparable evidence specific to your road, a marketing plan and the total first year cost. No charge and no obligation to instruct.

  • Are you regulated to handle client money?

Yes. We're members of The Property Ombudsman for independent redress, Trading Standards Approved, hold Client Money Protection via Client Money Protect (CMP), and protect tenancy deposits with the DPS Custodial Scheme. Company number 08965831, registered in England and Wales.

  • Can you sell my Huntingdon house if I'm in a chain?

Yes. Most of what we sell sits in a chain of some kind. We progress every sale weekly, talk to the agents on either side of the chain rather than just our own clients, and chase solicitors, surveyors and lenders. Chain dynamics are usually the difference between a sale that completes in 10 weeks and one that drifts to 16. Getting them right is half the job.
