I would highly recommend Villager homes they have been incredible. I viewed a house spontaneously and it was the one for us. They have always been attentive and understanding when we wanted to view a second time. They kept us informed throughout the whole process and were incredibly kind. For the last 17 years I have rented a property via the RAF Alconbury Housing Office. Recently they ceased their partnership program and, in a very short period of time, I needed to find an agent to manage the house moving forward. Villager Homes have provided me with a truly wonderful service: co-ordinating the previous tenants move out; organising tried, tested and exemplary tradesmen to conduct thoughtful and thorough maintenance; advertising the property on multiple channels leading to much interest and new tenants within a matter of weeks.   • Are you Renters' Rights Act 2026 compliant?

    Yes. Section 21 was abolished on 1 May 2026 and the periodic tenancy regime is now the default. Every tenancy we set up uses the post Act framework: open ended periodic tenancies, Section 13 rent reviews, mandatory grounds for possession, and Decent Homes standards. We brief every managed landlord in writing when rules change.

  • What does it cost to let a property through you in Huntingdon?

    Three tiers: Tenant Find at 10% + VAT (one off, deducted from first month's rent), Rent Collection at 12% + VAT (monthly), Fully Managed at 15% + VAT (monthly). All include a £795 + VAT one off setup fee covering inventory, EPC liaison, deposit registration, AML and tenancy paperwork. No mark ups on maintenance.

    Yes. We handle the handover end to end: liaison with the outgoing agent, deposit re registration (or in place transfer where the scheme allows), tenant communication, and a fresh inventory if the existing one is thin. Most switches complete within 2 to 3 weeks of instruction.
