Tenants only pay what the Tenant Fees Act 2019 explicitly permits: a holding deposit of one week's rent (offset against the first month), a security deposit (capped at five weeks' rent for rents under £50,000 a year), and the first month's rent. No application fees, no admin fees, no referencing fees, no check in or check out fees.
