  • What areas do you cover?

    We're based on Brampton High Street and we sell, let and value homes across Brampton, Huntingdon, Godmanchester, Buckden, Hartford and the Hemingfords, plus more than thirty other villages, hamlets and small towns across Huntingdonshire and the surrounding parts of Cambridgeshire. If your property is within roughly 12 miles of our office, we'll know the patch.

  • How do I register interest or find a property with you?

    Either browse our current sales or lettings listings on this site, or get in touch and tell us what you're after: area, bedrooms, budget, the type of life you're trying to build around the move. We add you to our applicant register and you'll hear from us when matches come to market, often before they list on the portals. Registering is free and there's no commitment.

  • What are your opening hours?

    Our Brampton office is open Monday to Friday 9:00 to 17:30 and Saturday 9:00 to 13:00. Sunday viewings and valuations are by appointment. Outside hours, we still pick up urgent calls from managed let tenants on our out of hours line and respond to email enquiries on the next working day.

  • How do I book a free valuation?

We'll come out at a time that suits you, walk the property properly, and give you a written valuation, marketing plan and total first year cost. No charge and no pressure to instruct us afterwards.

  • Are you a regulated estate agent?

    Yes, and intentionally over regulated for the size of business we are. We're members of The Property Ombudsman for independent redress, Trading Standards Approved, hold Client Money Protection via Client Money Protect (CMP), and protect tenancy deposits with the DPS Custodial Scheme. Compliance isn't a marketing line for us; it's the bedrock of how we do the job.

  • Do you charge buyers or tenants any fees?

    Buyers, never. Our sales fee is paid by the seller on completion. Tenants only pay what the Tenant Fees Act 2019 explicitly permits: a holding deposit of one week's rent (offset against the first month), a security deposit (capped at five weeks' rent for rents under £50,000 a year), and the first month's rent. No application fees, no admin fees, no referencing fees, no check in or check out fees.
