Huntingdonshire District Council and the Ministry of Defence strengthened their partnership at UKREiiF on 2 June 2026, confirming the next phase of Project FAIRFAX at Wyton Campus. The project centres on growing Wyton into a nationally significant hub for defence intelligence and innovation. Alongside it, the Huntingdonshire Local Plan 2046 has earmarked around 9,000 new homes in this corridor: approximately 4,000 near Wyton and around 4,900 at Lodge Farm, north of the A141 in Huntingdon. The North Hunts Growth Cluster, as HDC and the MoD have named the wider area, is now one of the most clearly signposted growth zones in the district.

What is Project FAIRFAX and what is at Wyton today?

RAF Wyton already hosts two of the country's most significant defence intelligence operations: the National Centre for Geospatial Intelligence and the NATO Joint Intelligence Centre. Both have been at Wyton for years and are not going anywhere. The December 2025 Statement of Intent between HDC and the MoD formalised the plan to grow the campus around those two anchors into a wider cluster, bringing government departments, private sector defence businesses and academic partners together on one site in north Huntingdonshire.

The UKREiiF event on 2 June 2026 was the latest public moment in that process. HDC hosted a fringe event attended by investors and businesses focused on the cluster, with a senior MoD representative contributing, and a partnership agreement was strengthened before the assembled audience. A major residential accommodation block for MoD personnel is under construction at the site and due to complete in 2027, which will bring additional defence workers and their families into the area. Further building on the same campus is planned to follow. According to Invest in Huntingdonshire, the aim is for Wyton to become the nationally recognised centre of excellence for defence intelligence activity in the UK.

How many new homes are planned near the defence cluster?

The North Hunts Growth Cluster area covers more ground than the Wyton Campus itself. According to the Huntingdonshire Local Plan 2046 Preferred Options documents, which went through public consultation in 2026, two large allocations sit in this part of the district:

  • The Wyton allocation accounts for around 4,000 homes on land adjacent to the existing village, directly alongside the defence campus.
  • The Lodge Farm allocation, north of the A141 near Huntingdon, accounts for approximately 4,900 homes, alongside employment land, a secondary school, a local centre and three primary schools.

Together the two sites total around 9,000 homes in north Huntingdonshire, sitting within the wider 15,000-home target for the district as a whole in the period to 2046. These are draft allocations in the preferred options plan, not yet individually consented schemes. The Local Plan is due to be submitted for formal examination by December 2026, and site-level planning applications will follow from that.

Which villages are most directly affected?

The five places in the card grid above represent the corridor that runs from the Wyton Campus south-west along the A14 into Huntingdon and through to Brampton. They divide into two groups.

Directly in frame are Wyton itself and the north-Huntingdon Lodge Farm area. Wyton village sits immediately alongside the defence campus site. Lodge Farm is the allocated residential zone north of the A141, within the Huntingdon boundary. Residents in Houghton and Hartford will feel the build-out most closely; both sit within a couple of miles of the two major allocation sites and both use the same A14 and A141 routes.

Adjacent and well connected are Brampton and the Hemingford villages further east. Brampton sits at the junction of the A141 and the A14, giving direct road access to both the Wyton campus and the Huntingdon town centre. Huntingdon has its own railway station on the East Coast Main Line, with direct services to London King's Cross taking under an hour, which adds a further dimension to the commuter appeal of this part of the patch.

What does sustained defence employment mean for property values?

A large, stable employer concentrated on a specific site tends to create a lasting floor under local property demand. Defence intelligence roles are typically well-paid, require security clearance, and are permanently tied to Wyton: the centre cannot be relocated to a cheaper city, and the workforce needs to live within a reasonable commute. As the cluster grows through the late 2020s and into the 2030s, that employment base will support consistent demand for homes in Wyton, Houghton, Hartford and Huntingdon in a way that headline national market data will not fully capture.

For sellers, that backdrop is more durable than a one-off rate cut. For buyers, it is a reason to look carefully at north Huntingdonshire as a medium-term proposition, particularly if you are searching for a good school catchment alongside your commute into Cambridge or London. The new schools at Lodge Farm, once delivered, will change catchment geographies in the north of Huntingdon in ways that will affect property values on specific streets.

What should buyers and sellers in the A14 corridor do now?

The Local Plan examination is due to begin in early 2027 following submission in December 2026. Once the plan is examined and adopted, site allocations carry significantly more planning weight and the first reserved-matters applications at the two large sites will begin to firm up.
