  • How do I arrange a viewing?

    Click into any property listing and use the Request a Viewing button, or call the office on 01480 436161. We'll find a slot that fits (some evenings and Saturdays included where we can) and a member of our team will meet you at the property. Most viewings run twenty to thirty minutes, and we'd much rather you take a second look at one home than rush through three.

  • How do I make an offer on a property?

    Tell us either at the viewing or by phone or email afterwards. We'll ask for your position (cash buyer, mortgage in principle, in a chain, chain free) and your funding source, then put the offer to the seller in writing. We negotiate fairly on their behalf, but we'll always be straight with you about whether your offer is in range and what we'd suggest. The final decision is the seller's.

  • What does 'Sold STC' mean?

    Sold Subject to Contract. An offer has been accepted but contracts haven't yet been exchanged, meaning the sale isn't legally binding and either party can still withdraw without penalty. Most STC sales take eight to twelve weeks to move to exchange and completion, during which solicitors run searches, the buyer's mortgage is formally offered, and any survey issues are resolved.

  • What's a chain and how does it affect my purchase?

    A chain is a string of linked transactions where each party needs to buy and sell at roughly the same time. If you're buying our seller's home and they're buying somewhere else, that's a two link chain. Three or four link chains are common; longer ones get harder to coordinate. Chain free buyers (cash, or first time buyers) and chain free properties (probate, executor sales, new builds) move faster, so they often command the asking price more readily.

  • Do I need a solicitor, and can you recommend one?

    You'll need a conveyancer or property solicitor as soon as your offer is accepted. They handle the legal side: searches, contracts, mortgage liaison, Stamp Duty, completion. We can introduce you to two or three local firms we've worked with for years (including some who offer no completion, no fee terms) so you can compare quotes. You're free to use a family solicitor or anyone else you prefer.

  • What surveys should I consider?

    Three common levels: a basic Level 1 Condition Report (suitable for new builds in good condition), a Level 2 HomeBuyer Report (the most popular, covering most period and modern homes, identifying urgent and significant issues), and a Level 3 Building Survey (for older properties, listed buildings, or anything with significant alterations or visible problems). Your lender's basic valuation is not a survey, it only protects them, not you. We can recommend RICS registered surveyors locally.

  • How long does it take from accepted offer to completion?

    Eight to twelve weeks is typical in a straightforward chain, assuming the buyer's mortgage is in place, both solicitors are responsive, and there are no nasty surprises in searches or survey. Cash purchases and short chains can complete in four to six weeks. Longer chains, complex legal issues, or leasehold properties can stretch to four months or more. Our progression team chases everyone weekly so things don't drift.

  • What happens if my mortgage falls through?

    Tell us as soon as you know. We'll talk to the seller honestly about the situation and the likely timeline to get a new offer in place. Mortgage fall throughs aren't unusual (lender criteria tighten, valuations come back low, surveys raise issues) and most sellers will hold the property for a reasonable time if you're working actively on a fix. If the gap looks longer than the seller's appetite, we'll work out how to keep the deal alive (a price adjustment, a chain re shuffle, or a new buyer with the property remaining off market briefly).
