We work on a percentage of the agreed sale price, on a no sale, no fee basis. Commission is invoiced and payable only on successful exchange of contracts.

Fees, answered.

  • How does 1.25% + VAT compare to other agents locally?

    Agents covering Brampton, Huntingdon and the surrounding Cambridgeshire villages typically charge between 1% + VAT and 1.75% + VAT for sole agency. Our 1.25% sits squarely in the middle of that range, priced for the work we actually do (professional photography, drone where it helps, weekly sales progression chasing, a 3,000+ applicant register), not a race to the bottom that ends up costing more elsewhere, or a premium rate that doesn't pay for itself. We're happy to put our fee, service and recent completion rate next to any local quote you've had.

  • Is your commission really no sale, no fee?

    Yes. Our 1.25% + VAT commission is only payable on successful exchange of contracts. If your property doesn't sell, for any reason, you don't owe us a penny. We absorb the cost of photography, floorplan, brochure design, portal listings and marketing on every instruction we take on, gambling that we'll earn it back through a successful sale.

  • Will I be charged if I withdraw the property?

    No. You can withdraw with two weeks' written notice and there's no withdrawal fee, no recharge for marketing costs already incurred, no clawback. The only exception is if you've accepted an offer through us, taken the property off the market, then withdrawn. That's a different situation, and we'd want a frank conversation about it before it became an issue.

  • What's the worked example for a typical sale?

    On a property selling for £450,000: commission is £5,625 + VAT (£6,750 inc VAT). Add an EPC at £114 inc VAT if one's needed. Conveyancing solicitor would typically be £1,200 + VAT + disbursements (~£1,500 to £1,800 inc VAT). Removal: £700 to £1,500 depending on contents. So total seller side costs roughly £9,000 to £10,500 on a £450,000 sale, of which our share is £6,750.

  • Why is multi agency more expensive?

    Because the agent who sells the property gets paid, but every agent has to do the marketing work anyway, and most won't put in the same effort as a sole agent because they know they may not get paid. The headline rate goes up to make the maths viable, and the quality of service usually goes down. We rarely recommend multi agency for homes under £1m. Sole agency with a properly motivated agent almost always produces a better outcome.

  • Do you take referral fees from solicitors or surveyors?

    We may receive a small introducer fee from some of the local conveyancing firms we recommend. It doesn't change what you pay them, and we only ever recommend firms we've worked with for years and trust to do the job properly. Some sellers prefer to use a family solicitor or someone they've worked with before, which is completely fine; we'll progress the sale with whoever you choose.

  • Is VAT charged on top of the commission?

    Yes. UK estate agency fees are subject to VAT at the standard 20% rate. So a quoted 1.25% commission on a £450,000 sale is £5,625 + £1,125 VAT = £6,750 total. We always quote the '+ VAT' figure in writing for clarity.

  • What if the buyer pulls out, do I still pay you?

    Only if and when a sale completes. If your accepted buyer pulls out before exchange of contracts (which happens in around a third of UK sales nationally, though our completion rate is materially higher), you don't owe us anything. We remarket the property at no additional cost and find a new buyer.

  • Are there hidden costs I should ask about?

    No, and we'd rather you ask now than find out later: there is no admin fee, no withdrawal fee, no marketing fee, no portal listing fee, no 'exit' fee, no commission top up for an unusually quick sale, no surcharge for the Featured Property upgrade on Rightmove. The 1.25% + VAT plus EPC (if needed) plus any optional extras you specifically opt into. That's the lot.
